Westrum Development Company Debuts Brewerytown Square

The First Phase Of A Master Plan To Revitalize Historic Philadelphia Neighborhood

Westrum Development Company, a leader in urban re-development, announces plans for Brewerytown Square - its newest Philadelphia community boasting 144 market-rate townhomes with attached garages at 31st Street and Girard Avenue. Westrum Development will debut two beautifully decorated model homes on Saturday, May 21st, 2005. At this time, at least 12 homes will be for sale, and deposits will be accepted for additional homes in Phases II and III. The first 12 homes are scheduled for delivery late summer, 2005.

Building on the history of Philadelphia's former beer-brewing area, which came to be known as Brewerytown in the mid-1800s, this new residential construction will play a role in the revitalization of one of Philadelphia's most historic neighborhoods. This is the first phase of Westrum Development's master plan that promises a thriving, dynamic neighborhood with easy access to Fairmount Park, Kelly Drive, Center City, and the many amenities popular to an urban lifestyle.

"Brewerytown Square is revitalization in its truest form," affirms John A. Westrum, CEO of Westrum Development Company. "This new home community will complement the fine character of the existing neighborhood. Already, there has been a lot of interest, and we're excited to open this much-anticipated project."

Interested buyers can select from two home designs - The Amber (1,462 square feet), or The Lager (1,621 square feet) - each offering a private entry and private outdoor balcony.

The homes showcase traditional exteriors with contemporary interiors that include state-of-the-art conveniences and modern amenities in spacious settings. In addition to private garages, homeowners will enjoy central air conditioning; efficient, economical gas heating; pre-wired cable TV, phone and Internet; dramatic 9-foot ceilings, and a security system. Additionally, ceramic-tiled bathroom floors, owner's suite walk-in closet, private laundry room with washer/dryer, as well as General Electric kitchen appliances lend to the modern nature of each home. A 10-year tax abatement for homeowners makes a new home in this community even more appealing.

The Amber, two bedroom/two bathroom, expands over two floors. The first floor, which offers direct access from the garage, showcases a bedroom/study with an adjoining bathroom. The second floor opens to a spacious living and dining area perfect for entertaining, while a separate breakfast room off the kitchen provides a more intimate setting. The owner's bedroom enjoys beautiful park views.

The Lager, situated on the top floor, features two spacious bedrooms and separate kitchen, dining, and living areas. A front deck offers magnificent views. An optional fourth floor provides expanded living and storage space. For added drama, optional skylights and vaulted ceilings are available.

A landscaped courtyard situated in the middle of Brewerytown Square will serve as tranquil common space for all to enjoy. All townhome exteriors and landscaping will be maintained by the Homeowner's Association.

Ultimately, Brewerytown Square will be the center of the larger Brewerytown community, which will include hundreds of residences - townhomes, single-family homes, and lofts in renovated factory buildings. Future plans call for development to extend north along 31st Street to Oxford Street and as far south as Girard Avenue.

Established in 1987, Westrum Development Company has completed nearly 30 new home communities and has been the recipient of numerous awards and recognition. Westrum's current Philadelphia communities include The Reserve at Packer Park - a 230-townhome community in South Philadelphia; and the recently opened Regency at Packer Park; and Villas at Packer Park.
